CEG Subdivision Projects

Baymeadows Lakes

Construction Engineering Group provided civil engineering services for the Baymeadows Lakes subdivision project in Melbourne, FL. The project consisted of infrastructure and site improvements to accommodate a 33-lot, single-family residential subdivision. This includes vehicular access, sidewalks, exercise trails, landscaping, water, sewer and storm-water systems. This subdivision is part of a larger master plan encompassing this property and commercial property to the east. City council has approved a future land-use change of this property from medium-density residential to low-density residential, and zoning change from R-2(7) to R-1B. Required usable open space for the R-1B-zoned subdivision includes a landscaped exercise trail, exercise stations and benches. All sidewalks, road, drainage and ponds on private land are privately maintained.

Sandhill Crossing

Construction Engineering Group provided civil engineering site design, site permitting, electrical site lighting and construction administration services for this single-family subdivision project located in Viera, FL. It follows a major comprehensive plan-use change from industrial to single-family residential capped at two units per acre. We prepared construction drawings for the subdivision with site design, utility design (including water and sanitary sewer), grading and drainage, storm-water treatment and conveyance, PUD recreational and open space/preservation requirements, and details per the Brevard Land Development Code.

Sawgrass Lakes

Sawgrass Lakes near West Melbourne, FL, consists of master planning, design and permitting of a multiphase 500-acre, single-family residential development and commercial outparcel with an elementary school and recreational amenities, substantial tree and wetlands preservation, including an eagle’s nest and new signalized intersection for accessibility. Nature trails and pedestrian walkways were designed throughout including the preservation areas. CEG started the project with initial survey and geotechnical investigation, all site master planning and site permitting. We have been part of civil engineering design and construction administration of this multiphase project for several years.
